Four New Year’s Resolutions Property Managers Can Keep

Jan 30th 2014

The New Year is a time for reflecting on the past as well as looking forward. As property managers, we’re always searching for ways to improve our services and make life easier for our clients. That’s why today we’d like to share four New Year’s resolutions that any property manager should keep.

Investing in What Matters

Whether managing a single-site or a large portfolio, property managers must focus on services that increase customer safety, satisfaction, and return on investment—that’s the bottom line. It’s essential to invest funds when and where they’re necessary. Pinching pennies may be a virtue in other professions, but as a property manager it tends to drive tenants (and clients) away. We invest more time and money upfront in things like staff training and tenant/renter screening because they deliver higher retention rates and greater client satisfaction.

Enforcing the Rules

Many property managers do not enjoy this part of the job, but enforcing the rules is absolutely essential. In an apartment, for example, when a tenant is keeping everyone awake at night, property managers must curb the behavior or get rid of the noisy tenant before they lose responsible, rule-abiding tenants.

Making Organization a Priority

Paperwork is a key part of property management. Applications, lease agreements, inspections, repair requests, bank payments, and employee paperwork all must be organized and readily available. The sooner paperwork is filed away, the better. New Vistas Corporation uses several time-saving techniques, like electronic payments and repair requests, to cut down on busywork and free up our employees to work on more important tasks.

Keeping Up with Appearances

It’s true that looks are not everything, but we here at New Vistas Corporation believe that a property’s exterior should reflect its overall quality. In short, a property worth renting should look the part. No one wants to play golf on a course with brown grass, sleep in a hotel surrounded by litter, or live in an apartment that has an overgrown lawn. Sharp landscaping, a fresh coat of paint, and attentive repairmen often make the difference between a desirable property and one that struggles to fill vacancies.
